Remodeling in a St. Johns HOA: get approval before you tear out

Plenty of St. Johns County neighborhoods, from St. Augustine to Nocatee and the communities in between, run under an HOA. That is fine until you want a new kitchen, a bath refresh, or an exterior change that the board has already written rules about. The remodel itself is not the hard part. Getting the green light before demo starts is.

Builders Enterprise is a veteran family-owned general contractor based in St. Augustine since 2016. When a St. Johns job sits inside an HOA, we treat the review packet like part of the build plan, not an afterthought. Wrong paint, wrong fence detail, or a window change the architectural committee never saw can stop a crew mid-week and burn money you already spent.

A few things that usually save everyone time.

First, read the documents early. Covenants, design guidelines, and the architectural review form tell you what needs a packet and what does not. We help you pull what the board actually asks for: elevations, product cuts, colors, and a clear scope so the committee is not guessing from a vague email.

Second, line up the county and the association. St. Johns permitting and HOA approval are different tracks. One does not replace the other. We sequence both so you are not waiting on a permit while the board is still asking for a sample, or the other way around.

Third, keep one point of contact. You reach a real person at 904-599-7367. Matthew Hunt runs the company, Tabitha Hunt runs the office, and Mackey coordinates the field so the HOA, the inspector, and the trades are not each getting a different story.

We handle general contracting, remodeling, VA contractor / SDVOSB work, and cabinets when the remodel needs boxes that fit the room. Commercial, residential, marine, and electrical across St. Johns, with select work outside the county when the relationship calls for it. The slogan is the business: the greatest things we build are relationships.
